Why is my base broken now, after living here for 20 years?

Many foundation cracks occur due to changes in the soils that support your home. Changes in the weather can cause changes in the soil around the foundation of your home. At times, the moisture content has increased with groundwater, as Estes Park or the areas bordering the Big Thompson River are currently experiencing. Other times, the ground can be dry like what we are living in Arvada. Periods of dramatic rain, such as those forecast for this weekend, can cause poor grades to spill water onto the fill soil around the base, which can lead to cracks.

If water shortages or flows last for a long period of time, the load bearing strata may be affected. Sometimes when the soil shrinks under the foundation for a long time, it can take a while for the foundation to crack and set significantly. Either way, the problem will generally not be reversed. The only way to know that it is stabilized is to transfer the weight of the structure beyond the active soil.

There are foundation repair companies that receive regular updates on soil conditions in the Denver area, so they can help you determine what your home is experiencing. If your base is cracking, churning, or settling, there can be many factors involved. Some of these factors can be relatively inexpensive and easy to remedy, while others require permissible foundation repair solutions. Would you like to know the options to repair your cracked base?
